Converting Disused Offices into HMOs

A former high street insurance shop has been repurposed into two HMOs over two upper floors, while the ground floor now features two commercial units available for rent. 


Each HMO utilizes the building's full extent to maximize efficiency, with every bedroom featuring an en-suite bathroom. The first HMO includes five bedrooms and a shared kitchen, while the second HMO comprises six bedrooms with its own communal kitchen. Space planning ensured privacy for tenants while maintaining practicality.

As part of the pre-planning discussions with the council, it was agreed that the shopfront was required to be updated in order to meet council requirements, ensuring a modern yet cohesive streetscape, and to repair the previously unpleasant, unkempt demeanour of the property.


Budget-Friendly Approach

Due to a limited budget, the project avoided unnecessary 3D visuals. Instead, efficient design choices prioritized functionality and space optimization, making the best use of the property’s existing structure. This conversion balances modern living needs with the preservation of its high street location.
