We offer a comprehensive range of architectural services to help bring your project to life. Below is a guide to our services and example fees to give you an idea of what to expect. Please remember that every project is unique, and we'll provide a detailed, bespoke quotation following an initial consultation.

Here’s a breakdown of our typical fees to give you a clear idea of what to expect
when working with Draft & Deliver.

Survey

A detailed measured survey of your property using 3D CAD software to create accurate existing drawings.
Example Fees (No VAT):
- 3 bed semi – from £540
- 4 bed detached – from £630
- Larger or more complex properties – from £750 (price will be quoted based on complexity)

Design

Working through creative design ideas to achieve the best results for your needs and the property's potential. We focus on value and your property's ceiling value.
Single storey permitted development type rear extension – from £1,100
Attic conversions – from £1,120
Two storey side / rear extension – from £1,600
House extension and remodel – from £2,500 (more complex projects will be quoted individually)

Planning

Preparation and submission of high-quality drawings for planning applications, leveraging our understanding of local council requirements.
Standard Planning Application – £695
Greenbelt or Conservation Area – £825 (may be higher depending on specific requirements)
These do not include the submission fees which are applicable to the planning portal website, which the client must pay separately.

Building Regulations

Development of detailed technical drawings and specifications to ensure your project complies with building regulations.
Approximately £45 per sqm – minimum fee £1,120 (price will be confirmed based on the project's technical complexity and size)

Important Notes:

Our fees are shown without VAT: this is because as of 2025 we do not exceed the VAT threshold and are thus not required to pay VAT.
The fees listed above are a rough guide and will vary depending on the specific requirements, size, and complexity of your project.
These fees do not include council application fees (planning, building regulations, etc.) or any fees for external consultants such as structural engineers. We can advise on these costs as your project progresses.
